Isleworth Pool Builder for Lakefront and Golf Course Estates
Building High-End Pools in Florida Since 1997
What Makes an Isleworth Pool Project Different
Isleworth is a private, gated golf community in southwest Orange County. The land was once citrus grove owned by the Chase family, who called it the “Isle of Worth.” Arnold Palmer and his partners bought it in 1984 and built the golf course with Ed Seay, and Steve Smyers later redesigned it. Tavistock Group acquired the course and surrounding land in 1993, and the community grew into the estate neighborhood it is today. Every project starts in our custom pool design studio, where you see the full design in 3D and know the cost before we break ground.
That history shows up on the job site: you are building beside finished estates with mature landscaping, on lots that face either a fairway or one of the lakes, behind a manned gate. A pool here is not a backyard add-on. It is part of the architecture of a large home, and the planning has to account for county rules, community review, and estate-level logistics before anyone breaks ground.
Permits Run Through Orange County, Not the Town of Windermere
Isleworth uses a Windermere mailing address, but it sits outside the Town of Windermere. The town proposed annexing Isleworth in 2007, the effort did not go through, and the community remained unincorporated. For a pool, that means your building permit goes through the Orange County Building Division, and any shoreline, dock, or wetland question goes to the Orange County Environmental Protection Division (EPD). Town of Windermere zoning and permitting do not apply.
Setbacks From the Lake
Orange County measures lakefront setbacks from the normal high water elevation (NHWE), not from the property line. Under Section 38-1501 of the county code, a pool takes the setback of the lot’s zoning district, so the number depends on your parcel. We confirm the NHWE line on a signed and sealed survey before design starts, so the 3D layout respects it from the first draft.
Community Architectural Review
Isleworth has its own architectural review for exterior construction, and approval is needed before work begins. We plan the county permit and the community submittal as one schedule. A typical package from our design studio includes 3D renderings, a site plan showing setbacks and the NHWE line, elevations of any raised decks or retaining walls, finish and color selections, the equipment location and its screening, and a lighting plan. We also confirm the association’s current construction rules, such as work hours and gate access, before scheduling.
Gate Access and Estate Logistics
Every crew member, material delivery, concrete truck, and shotcrete rig comes through the gate. We coordinate access lists and delivery windows with you, your estate manager, or your home builder. On established lots we plan haul routes that protect mature trees, irrigation, and neighbors’ lawns. On many lakefront lots the rear yard is the only staging area, and it slopes toward the water, so erosion control and material placement are planned before excavation, not improvised during it.
Isleworth’s Lakes and What They Mean for Your Pool
Isleworth sits within the Butler Chain of Lakes, and its lakefront homes face waters including Lake Butler, Lake Chase, Lake Louise, and Lake Isleworth. The chain is designated an Outstanding Florida Water, the state’s highest level of water quality protection. For a pool build, the practical takeaways are simple: construction runoff, pool fill water, and drain-down water stay out of the lake, and anything that touches the shoreline itself goes through Orange County EPD first.
Lakefront estates also have a second audience: the water. Your pool, terraces, and lighting are seen from boats as much as from the house. We design the lake-facing elevation with the same care as the side you see from the great room, including how retaining walls, stair runs to the dock, and the edge of the pool read from the lake at night.
Estate-Scale Pool Design Ideas for Isleworth Homes
Large homes need pools that hold their own against the architecture. A few approaches that suit Isleworth lots:
- Vanishing edge on the main sightline. We locate the edge on the view axis from the primary living space, not just parallel to the shoreline. On lakefront lots the catch basin wall is exposed on the lake side, so its finish and height are designed as part of the lake-facing elevation. See our infinity edge pools page for how these are engineered.
- Perimeter overflow and knife edge pools for formal or modern architecture, where water sits flush with the deck and the pool reads as a mirror. More on knife edge design.
- A raised champagne spa placed where it can be used year-round and seen from inside, often tied to the loggia so it works on cool evenings. Details on champagne spas with perimeter overflow.
- Golf course lots call for different choices: orienting seating away from cart path traffic, using landscape and grade to frame fairway views, and considering how afternoon sun crosses the course.
- Indoor or covered pools for owners who train year-round or want a pool connected to a wellness wing. We design these as part of the home plan.
- Equipment that stays out of sight and earshot. On estates, the equipment room is planned with the house: away from bedrooms and neighbors, ventilated, serviceable, and wired for smart automation and scene lighting.
Estate and Lakefront Pools From Our Portfolio
What an Isleworth Pool Costs
Projects in Isleworth typically land in our Signature tier ($175,000 to $325,000) and Monument tier ($325,000 to $1,000,000+). Signature is our most-built tier. The features that tend to move an estate project toward Monument are the ones that add structure and systems: vanishing edges with exposed lake-side walls, perimeter overflow with its surge capacity, raised pools on sloping lots, indoor pools, and pools built as part of a larger outdoor program with fire features, water features, and grottos.
If you are replacing an existing pool, our rip and replace rebuilds add $8,000 to $20,000 for demolition. Every project starts with a paid design phase, which produces the 3D design and the information needed for an accurate build price. Our pricing page explains the tiers in more detail.
How We Run an Isleworth Project
- Welcome call. We talk through your goals, whether the lot is lakefront or on the course, who is on your team (architect, builder, estate manager), and your timing.
- On-site design consultation. We walk the property, study views from inside the home, note the lake line and grade, and look at how equipment and crews will get through the gate and onto the lot.
- The Signature Experience. Custom 3D design, engineering coordination, Orange County permitting, and the community submittal, followed by construction with a dedicated project manager, real-time project tracking, proactive updates, and a final walkthrough.
If your home is new construction, we work alongside your architect and custom home builder from early design. Read how that collaboration with home builders works.
Isleworth Pool FAQs
Is Isleworth permitted by the Town of Windermere or Orange County?
Orange County. Isleworth has a Windermere address but is unincorporated, so pool permits go through the Orange County Building Division and shoreline or dock matters go through Orange County EPD. Town of Windermere zoning does not apply. We prepare and submit the county permit package as part of our process, so you do not have to manage the agencies yourself.
Do I need community approval before building a pool in Isleworth?
Yes. Isleworth reviews exterior construction before work starts, and a pool, spa, deck, or outdoor structure falls into that category. We prepare a complete submittal with renderings, a site plan, elevations, finishes, and equipment details, and we schedule it alongside the county permit so one approval is not waiting on the other.
How close to the lake can I build my pool?
It depends on your parcel. Orange County measures the setback from the normal high water elevation, and the distance follows the zoning that applies to your lot. We confirm it from a signed and sealed survey before design begins. Building closer than code allows requires a variance from the Board of Zoning Adjustment, which is possible but adds time and is never certain.
Can you replace an older pool at an Isleworth estate?
Yes. We do full rip and replace rebuilds, not resurfacing or repairs. The old shell comes out, and a new pool is designed and engineered from scratch, which also lets you rethink the layout, spa, and edge details. Demolition adds $8,000 to $20,000 to the project, and the rebuild follows the same permitting and community review as new construction.
How long does an Isleworth pool take?
Time depends on design complexity, community review, county permitting, and construction scope. Lakefront estates with vanishing edges or raised structures take longer than a simpler pool on a level lot. We give you a schedule after the design phase, once the scope is defined. Our guide on how long a custom pool takes in Florida explains each stage.
