How Much Does a Pool Remodel Cost in Central Florida?
Pool remodel cost in Central Florida runs from roughly $8,000 for a surface refinish to $120,000 and above for a full rip and replace. The single biggest factor is whether the existing shell stays or comes out, because that one decision sets everything downstream.
That range looks absurd until you understand that the word remodel is doing three different jobs. A pool remodel is any work that changes an existing pool rather than building a new one, and that covers everything from re-plastering a sound shell to demolishing it and starting again on the same footprint. Two builders can quote the same backyard, twenty thousand apart, and both be right, because they are not pricing the same work.
If you have already had two quotes that do not agree, this is almost always why. Any pool remodel cost you are given is meaningless until you know which of the three jobs it covers, so establish that before you compare a single number.
What Does Each Kind of Pool Remodel Cost?
Pool remodel cost splits into three tiers. They are not upgrades of each other, they are different jobs with different reasons to choose them.
| Tier | What it covers | When it is right | Typical Central Florida range |
|---|---|---|---|
| Surface refinish | New interior finish, waterline tile, minor repairs. Shell untouched | Shell is structurally sound, plumbing is fine, you want it to look new | $8,000 to $20,000 |
| Full renovation | Finish and tile plus deck, equipment, lighting, sometimes a spa or sun shelf | Pool works but the backyard is dated and the equipment is at end of life | $25,000 to $80,000 |
| Rip and replace | Existing shell removed, new pool engineered and built on the same site | Shell is failing, the shape is wrong, or the design cannot get you what you want | $120,000 to $350,000 and up |
The first two ranges are what the Central Florida market commonly quotes and they move with size, finish and access. The third is our own published range, because rip and replace is the work we do.
We do not sell surface refinishing. If that is what your pool needs, the honest answer is that a resurfacing specialist will do it faster and cheaper than we would, and you should call one. That is worth saying plainly, because the most expensive outcome in this whole category is paying for a rebuild when a refinish would have done.
What Drives Pool Remodel Cost the Most?
Five things move pool remodel cost more than anything else, and only one of them is the pool itself.
Whether the shell comes out. Demolition, disposal and re-excavation is the step that turns a five figure job into a six figure one. Everything else is trim by comparison.
Access. A backyard a machine can reach is a different job from one where the only route is a four foot side gate between a house and a fence line. Restricted access means smaller equipment, more labor and more days. On some Central Florida lots the crane hire to lift a machine over the roof is a real line item.
The water table. Much of Central Florida sits on a shallow, seasonally moving water table, and the Florida Department of Environmental Protection groundwater program is the reference for how high it runs. That matters twice on a remodel. Draining an existing pool in a wet season can float the shell on hydrostatic pressure and crack it, which is why a hydrostatic relief valve gets checked before anybody pulls a plug. And re-excavating means dewatering, which is a cost that never appears on the brochure.
What the deck is doing. A deck that has to come up because it is bonded to the coping is a different project from one that survives the work. This is the single most common surprise on a remodel quote.
Equipment. If the pool is getting bigger, gaining a spa, or gaining a water feature, the old pump and filter will not carry it. New equipment has to hit the turnover and circulation targets set out by the Pool and Hot Tub Alliance, not just fit in the space where the old one sat. Choosing pool equipment that is undersized to protect a budget is how a remodelled pool ends up cloudy in August.
Should You Resurface, Renovate, or Rip and Replace?
Answer three questions honestly and the tier picks itself.
Is the shell sound? Cracks that move, persistent water loss that is not evaporation, or rebar showing through the finish are structural signals. A new surface over a failing shell buys two or three years and then you pay twice. If the shell is sound, stop at a refinish.
Is the shape the problem? A finish changes how a pool looks. It does not change where the pool is, how deep it is, or that it has no shallow ledge to sit on. If your complaint is that the pool is in the wrong place or the wrong shape for how you use the yard, no amount of surface work fixes it. We have written separately on choosing a pool rebuild versus a touch up, because this is the question people get wrong most often.
How long are you staying? A refinish is a five to ten year decision. A rip and replace is a thirty year one. If you are selling in two years, the math is different and we will say so.
Why Is Pool Remodel Cost Higher on an Older Florida Pool?
Older pools carry work that is invisible until the job starts, and it lands on the pool remodel cost as scope nobody wrote down at the start.
Plumbing runs from the 1980s and 1990s are often undersized for modern variable speed equipment, so the pipe gets replaced too. Bonding and grounding standards have moved, and any electrical work brings the pool up to current code rather than leaving it as found. Barrier and safety rules have also changed, and the Florida Department of Health swimming pool program sets what has to be in place. A remodel that touches the barrier can trigger a requirement the original pool never had to meet.
None of this is a builder inventing scope. It is the gap between what was legal when the pool went in and what is required now, and it is why an honest quote on a 1994 pool reads longer than one on a 2015 pool.
What Should a Pool Remodel Quote Actually Contain?
A pool remodel cost on a single page is not a quote. Ask for these six things in writing before you compare anything.
- Whether the shell is being retained or removed, stated explicitly
- The finish product by name, not the word plaster
- Whether the deck is included, partially included, or excluded
- The equipment list with model numbers, and who warranties it
- Permit responsibility and which authority is issuing
- What happens to the price if something is found once the deck comes up
That last one separates the serious quotes from the rest. Every remodel has unknowns under the deck. A builder who has done enough of them will tell you what the likely finds are and what each one adds to the pool remodel cost, rather than pretending there are none and repricing you in week three.
The same discipline applies to a new build, which is why we publish what goes into custom pool cost in Central Florida rather than quoting a headline figure and adjusting later.
How Long Does a Pool Remodel Take?
Time is the other half of pool remodel cost, because the pool is out of use for all of it. A surface refinish is usually one to two weeks of work once it starts. A full renovation with deck and equipment runs four to eight weeks. A rip and replace is a new build with a demolition phase in front of it, so plan on three to five months from permit to water, and longer if the site is difficult.
Permitting is the part homeowners underestimate. The build clock does not start when you sign, it starts when the permit is issued, and that timeline belongs to the county rather than the builder. Anyone promising you a date before the permit is in hand is guessing.
Who Should You Have Remodel a Pool?
The trade splits cleanly, and so does pool remodel cost along with it. Resurfacing specialists are fast and competitively priced at what they do. Design led builders are the right call when the pool is being changed rather than refreshed, because the work is engineering before it is finish selection.
Southern Pool Designs has been building in Central Florida since 1997, with over $100 million built, a No. 18 ranking in the 2026 PSN/Hayward Top 50 Builders, a 5.0 rating, and a 2025 design award from the Florida Swimming Pool Association. Our renovation work is rip and replace pool renovations, engineered in house and built by our own crews, and it sits under the same luxury pool design and construction process as a new build because functionally that is what it is.
If your pool needs a refinish, we will tell you and point you elsewhere. If it needs rebuilding, you want a custom luxury pool builder who engineers the replacement rather than a contractor who resurfaces what is already there.
Every build starts with the design, and our guide to custom pool designs walks through the luxury features that shape the final result.
Frequently Asked Questions
Does Pool Remodel Cost Include the Deck?
Not automatically, and this is the most common gap between two quotes. Some builders price the pool only and treat the deck as an option. Others include it because the coping and deck are bonded and cannot be separated cleanly. Always ask which of the two you are looking at before comparing prices.
How Often Does a Florida Pool Need Resurfacing?
A plaster finish in Central Florida typically lasts seven to twelve years, and a quality aggregate or pebble finish can run fifteen to twenty. Water chemistry drives it more than age does. A pool left with aggressive water will strip a finish years early, no matter what was installed.
Can You Change the Shape of an Existing Pool?
Only slightly, and rarely economically. Cutting into a gunite shell to extend or reshape it means structural work, new steel and a full refinish, and the join is a permanent weak point. When people want a different shape they usually want a different pool, and a rip and replace is both cleaner and better value.
Will a Remodel Fix a Pool That Keeps Losing Water?
Only once the cause is found. Water loss is either evaporation, a plumbing leak, or a shell crack, and each has a different fix. Resurfacing over an undetected leak hides it for a season and then it returns. Insist on a leak detection test before anyone quotes a finish.
Do You Need a Permit to Remodel a Pool in Florida?
Usually yes. Cosmetic finish work sometimes does not, but anything structural, electrical, or plumbing related does, and so does work that affects the safety barrier. Requirements vary by county and city, so confirm with your local building department before work starts rather than after.
