Southern Pool Designs is a Clermont pool builder for homeowners who want a custom pool engineered for the hills, sand and lake frontage that set Clermont apart from the rest of Central Florida. We design in 3D and handle engineering and permitting with the City of Clermont or Lake County in-house, and most projects here land in our Signature tier ($175,000 to $325,000) or Monument tier ($325,000 to $1,000,000+). Every project starts in our custom pool design studio, where you see the full design in 3D and know the cost before we break ground.
Clermont Pool Builder for Hillside and Chain of Lakes Homes
Building High-Quality Pools in Florida Since 1997
Clermont Sits on a Ridge, and Your Pool Has to Account for It
Clermont sits on the northern part of the Lake Wales Ridge, a chain of ancient sand hills, and its rolling terrain is unusual for the peninsula. Near town, Sugarloaf Mountain rises to 312 feet, the highest point on the Florida peninsula, made of relict sand ridges and dunes formed along an old shoreline.
The ground itself matters as much as the view. The Lake soil series, first described in Lake County, is excessively drained sand with rapid permeability, deposited more than seven feet deep and found on slopes up to about 30 percent. Here is what that means for a pool:
- Grade changes become structure. A backyard that falls several feet toward a lake usually needs a raised pool wall, a lower terrace or retaining walls, and retaining walls are engineered and permitted on their own.
- Sand moves when water hits it. Roof runoff, deck drains and overflow lines need a planned discharge point, or fast-draining sand will wash out from under decks and slopes.
- Compaction and backfill get extra attention. Loose sand under a deck or behind a wall settles if it is not placed and compacted correctly.
- Sinkhole risk is real in Lake County. When a site raises questions, we bring geotechnical input into the engineering before we dig.
Who Permits Your Clermont Pool
City of Clermont
Homes inside city limits go through the City of Clermont, which handles building permits and inspections from City Hall at 685 West Montrose Street. City lots follow Clermont’s own zoning and setback rules, which we confirm for each parcel before design is final.
Unincorporated Lake County
A Clermont mailing address can also sit in unincorporated Lake County, where Lake County Building Services issues the permit. Its in-ground pool checklist calls for construction plans signed and sealed by an engineer or architect, manufacturer specifications for the main drain, pump, filter and heater, total dynamic head (TDH) calculations, a pool layout, a Notice of Commencement for jobs over $5,000, and a Zoning Clearance with an approved plot plan. That zoning approval is only valid for 30 days, so we line up the full package before we request it. Lots on septic also need a Florida Department of Health sign-off.
On lakefront parcels in unincorporated Lake County, the land development regulations set a 50-foot setback for a pool and deck, measured from the ordinary high-water line, mean high-water line or jurisdictional wetland line, whichever is farthest landward. Anything closer requires a variance from the Board of Adjustment.
The Green Swamp
Florida law designates the Green Swamp as an Area of Critical State Concern, and that area reaches into Lake County near the City of Clermont. Lake County’s pool checklist asks for Green Swamp documentation where it applies, so we check every parcel against the boundary at the start.
Neighboring Minneola, Groveland and Montverde are separate municipalities with their own processes.
Designing on the Clermont Chain of Lakes
The Clermont Chain of Lakes is part of the Palatlakaha River system. Lake Louisa, Lake Susan, Lake Minnehaha, Lake Palatlakaha, Lake Hiawatha, Lake Minneola, Crescent Lake and Lake Winona are among the lakes linked by short river runs and canals. Many lakefront lots here fall toward the water, which suits a design that most flat Florida lots cannot pull off:
- A vanishing edge on the downhill side, with the catch basin tucked into the slope below so the pool appears to meet the lake. Our infinity edge pools page covers the engineering, and our infinity pool cost guide covers the budget.
- A stacked layout, with the pool and spa on an upper terrace near the house and a lower lawn or fire pit level stepping toward the water.
- A raised spa with perimeter overflow placed where it catches the longest lake view.
- Lighting that reads from the water, with LED and fire features laid out for how the backyard looks from a boat at night.
On a lake lot, the 50-foot county setback (or the city’s equivalent) often decides where the upper terrace ends, so we design the elevation change and the setback line together.
Where We Build Around Clermont
Around Clermont we design for three kinds of property: lakefront homes on the Chain of Lakes, hillside estates and acreage in the ridge country around Sugarloaf Mountain, and new custom homes where the pool is designed alongside the house. Just northeast, Bella Collina sits in unincorporated Lake County with a Montverde address; see our Bella Collina pool builder page. For lakefront property east of the county line, see our Winter Garden pool builder page. For the rest of the county, see our Lake County pool builder page.
Recent work nearby: just northeast in Bella Collina, a custom pool in the $575K to $600K range, and a $200K to $225K pool for a new home that we finished in April 2026. We share the area and budget range only, never client names or addresses.
Clermont Pool Cost
Our published tiers:
- Foundation: $120,000 to $175,000
- Signature: $175,000 to $325,000, our most-built tier
- Monument: $325,000 to $1,000,000+
Lakefront and hillside Clermont projects typically land in our Signature and Monument tiers, because elevation work, retaining walls, raised beams and vanishing edge catch basins add structure. A rip-and-replace of an existing pool adds $8,000 to $20,000 for demolition. Our pricing page shows what each tier includes.
Our Process for a Clermont Pool
1. Welcome call. We identify whether your parcel is in the City of Clermont, unincorporated Lake County or a neighboring town, and whether it touches a lake, a septic system or the Green Swamp boundary.
2. On-site design consultation. We walk the slope with you, look at where water drains today, locate the high-water and setback lines, and talk about the view you want from the house.
3. The Signature Experience. A paid design phase (here is why) produces your 3D design and coordinates structural engineering for walls and grade changes. We then permit, build under a dedicated project manager with real-time updates, and close with a final walkthrough.
Clermont Pool Questions
Do I permit my pool with the City of Clermont or Lake County?
It depends on the parcel. Homes inside city limits go through the City of Clermont. Many addresses with a Clermont mailing address are in unincorporated Lake County, which uses its own checklist, zoning clearance and plot plan approval. Minneola, Groveland and Montverde are separate towns. We confirm jurisdiction first so plans are drawn for the right reviewer.
Can you build a pool on a steep Clermont lot?
Yes. Slopes are where custom design earns its keep. We use raised pool walls, terraces, retaining walls and vanishing edges to turn a grade change into a feature. The structure is engineered for Clermont’s deep, fast-draining sand, with planned drainage so water does not undercut decks or slopes.
How close to the lake can I build in Lake County?
In unincorporated Lake County, a pool and deck must sit 50 feet from the ordinary high-water line, mean high-water line or jurisdictional wetland line, whichever is farthest landward. A closer layout needs a variance from the Board of Adjustment. City of Clermont lots follow the city’s code, which we verify for each property.
What is the Green Swamp and does it affect my pool?
The Green Swamp is a state-designated Area of Critical State Concern that extends into Lake County near Clermont. If your parcel is inside it, Lake County requires added documentation with the pool permit. We check the boundary during the welcome call.
Do you replace older pools in Clermont?
We build new pools and full rip-and-replace rebuilds only, not resurfacing or repairs. A full replacement is often the right call when an older pool sits at the wrong elevation for the house, has settled, or no longer fits how you use the yard. Demolition adds $8,000 to $20,000 to the new pool.
