Questions we hear from Flagler County homeowners
How much does a custom pool cost in Flagler County?
Most of our projects start at $120,000. Canal home pools with a spa and full deck usually land in our Signature tier ($175,000 to $325,000). Intracoastal pools with vanishing edges and oceanfront pools with coastal engineering often move into Monument ($325,000 and up). See our pricing page for the full tiers.
Who permits my pool, the City of Palm Coast or Flagler County?
It depends on the parcel. Mainland Palm Coast west of the Intracoastal is in the City of Palm Coast. The Hammock, east of the Intracoastal, is unincorporated Flagler County, even with a Palm Coast mailing address. Flagler Beach and Bunnell are separate cities. We confirm jurisdiction from the parcel record before design starts.
Do you replace older pools?
Yes, with a full rip and replace. Demolition typically runs $8,000 to $20,000 on top of the new pool. We do not resurface or repair pools.
How long does a custom pool take to build?
Most custom pools take 16 to 28 weeks from first design to swimming. Permitting usually takes 2 to 6 weeks of that, and oceanfront lots that need a state coastal permit can take longer.

In Flagler County, most custom pools are shaped by water. Palm Coast has about 23 miles of saltwater canals, the Intracoastal Waterway runs the length of the county, and The Hammock and Flagler Beach face the Atlantic. Seawalls, salt air, wind and Florida’s coastal construction rules all affect how a pool here is engineered and finished.
Since 1997, Southern Pool Designs has designed and built residential luxury pools and water features across Florida. In Flagler County that means a long canal pool aimed at the water, a vanishing edge on the Intracoastal, or a raised oceanfront pool designed within the state’s coastal grade limits.

The Southern Pool Designs Process: The Signature Path
We have been refining our process since 1997 to ensure your build is as smooth as possible.
Step 1: The Welcome and Discovery
We start with a detailed phone call to discuss your vision, inspiration photos, and budget. Our goal is to ensure we are the right partner for your specific needs before we even step foot on your property.
Step 2: On-Site Laser Scanning and 3D Design
Using advanced laser scanning, we map your backyard with millimeter precision. Our designers then create a stunning 3D rendering of your project, allowing you to see exactly how the sunlight hits the water and how the flow of the space feels before construction begins.
Step 3: Permitting and Engineering Excellence
Flagler County’s pool permit checklist goes beyond the pool plans. It asks for a signed and sealed site plan with existing and proposed grading, a survey, an Affidavit of Drainage Control and a Tree Protection Form. Oceanfront lots seaward of the Coastal Construction Control Line also need a Florida Department of Environmental Protection permit. Our in-house team handles the paperwork, HOA and architectural submittals, and city, county and state approvals.
Step 4: Precision Build and Handover
Our elite crews work on a disciplined schedule. From the initial dig to the final tile placement and the “pool school” where we teach you how to operate your new system, we treat your home with the respect it deserves.

Turn-Key Outdoor Environments
Your pool is the centerpiece, but the surrounding space completes the experience. Our team provides:
- Summer Kitchens and Wet Bars: High-performance outdoor cooking stations with premium stone finishes.

- Automated Screen Enclosures: Protect your investment without sacrificing the view with modern, high-visibility enclosures.
Custom Gunite Pool Construction
We specialize exclusively in gunite pools, the industry standard for luxury. Unlike pre-molded shells, gunite allows for infinite customization in shape, depth, and features. From perimeter overflows that create a seamless water-to-deck transition to “beach entries” that mimic a natural shoreline, if you can imagine it, we can build it.
Frequently Asked Questions for Flagler County Clients
Can you build a pool on a canal lot with a seawall?
Yes. A pool shell and deck add load near the wall, so we look at the seawall location and condition early and have the pool engineered for its position relative to the wall. We also keep a clear path to the dock and specify finishes that hold up to salt water and salt air.
Do oceanfront pools in The Hammock need a state permit?
If the pool is seaward of the Coastal Construction Control Line, yes. The state general permit for single-family pools requires the pool to sit landward of the 30-year erosion projection, no more than two feet below existing grade, with fill capped at 700 cubic yards. The permit is valid for two years, so design and scheduling are lined up before it is issued.
Do sea turtle lighting rules affect my pool?
On beachfront property, they can. Flagler County has a sea turtle lighting ordinance, so we plan pool, deck and landscape lighting on the ocean side to meet the rules for your parcel and set automation schedules to match.
Do you work with Hammock Dunes and Grand Haven review?
Yes. Gated communities such as Hammock Dunes and Grand Haven typically require architectural review. We prepare renderings, site plans and finish selections for the submittal and run it alongside the permit.
What is the advantage of working with a Certified Pool Contractor?
In Florida, a Certified Pool Contractor has passed rigorous testing and meets high insurance and bonding requirements. This protects you as a homeowner and ensures that the structural integrity and hydraulic engineering of your pool are handled by a true professional, not just a general laborer.
