Southern Pool Designs designs and builds custom pools in Palm Coast and The Hammock, on saltwater canal lots, Intracoastal homes and oceanfront property along the Atlantic. Our St. Augustine office runs each project from 3D design through permitting and construction. Palm Coast projects typically land in our Signature tier ($175,000 to $325,000) and Monument tier ($325,000 and up). Every project starts in our custom pool design studio, where you see the full design in 3D and know the cost before we break ground.

Palm Coast Pool Builder for Canal, Intracoastal and Oceanfront Homes

Building High-Quality Pools in Florida Since 1997

City of Palm Coast or Flagler County

Palm Coast became a city on December 31, 1999, and its eastern border is the Intracoastal Waterway. That line decides who permits your pool.

  • West of the Intracoastal: mainland neighborhoods, including the Palm Harbor canal section and Grand Haven, are in the City of Palm Coast, and pool permits go through the city’s building services.
  • East of the Intracoastal: The Hammock, the strip between the Intracoastal and the Atlantic that includes Hammock Dunes, Ocean Hammock and Hammock Beach, is unincorporated Flagler County. Pools there are permitted by the county, and oceanfront lots add a state coastal permit.

Both sides often carry a Palm Coast mailing address, so we verify jurisdiction and any association review from the parcel records before design starts.

Saltwater Canal Lots in Palm Harbor

Palm Coast has about 23 miles of saltwater canals, dug during the original development and connected to the Intracoastal at three access points. Many of them run through the Palm Harbor section, where homes back up to a seawall with boat access to the Intracoastal. These lots make great pool sites, but they need careful planning:

  • The seawall comes first. A pool shell and deck add load near the wall. We look at the seawall’s location and condition early and have the pool engineered for its position relative to the wall.
  • Dock and boat access. The pool, deck and screen enclosure need to leave a clear path to the dock and space to handle gear.
  • Narrow lots, long views. On a narrower canal lot, a long, linear pool pointed toward the water, with the spa at the house end, makes the most of the space.
  • Salt exposure. Salt water and salt air affect material choices for coping, decking, fixtures and equipment, so we specify finishes that suit the setting.

Intracoastal Homes and Grand Haven

On the Intracoastal itself, wide water views make the pool’s edge the most important design decision. Grand Haven, a gated community on the Intracoastal, is built around a private Jack Nicklaus course that opened in 1998, with three holes running along the waterway. Homes there and along the rest of the mainland waterfront often suit a vanishing edge or a knife edge that keeps the water line level with the view. Open water also means wind, which affects edge performance, spray from water features and where fire features can sit. We design around both.

Oceanfront Pools in The Hammock

Hammock Dunes is a private, gated oceanfront golf community, reached from Palm Coast Parkway by the Hammock Dunes Bridge over the Intracoastal. The original development plan behind Hammock Dunes, Ocean Hammock and Hammock Beach covers about 2,258 acres along roughly five miles of Atlantic beach. The Hammock Dunes Owners’ Association enforces architectural standards, so design review is part of every project there.

Oceanfront lots in The Hammock are subject to Florida’s Coastal Construction Control Line (CCCL), and pool work seaward of the line requires a Florida Department of Environmental Protection permit as well as the Flagler County building permit. The state’s general permit for single-family pools sets clear limits that shape the design:

  • The pool must be landward of the 30-year erosion projection.
  • The pool can sit no more than two feet below existing grade, or fully above it.
  • Total fill is capped at 700 cubic yards.
  • Fill under pool decks has to be placed at a stable slope rather than held up by retaining walls.
  • The permit is valid for two years with no extension, so design, engineering and scheduling have to be lined up before it is issued.

Flagler County also has a sea turtle lighting ordinance for beachfront property. We plan pool, deck and landscape lighting for the oceanfront side so it meets the rules that apply to your parcel, and we set automation schedules to match. For more on coastal builds, see our article on what coastal owners should know.

Recent work nearby: a $225K to $250K custom pool in Flagler Beach. For the rest of the county, see our Flagler County pool builder page. We share the area and budget range only, never client names or addresses.

Design Ideas for Palm Coast Homes

  • Canal lap and lounge pool: a long rectangle aimed down the canal, with a sun shelf and spa near the lanai.
  • Intracoastal vanishing edge: an edge that drops toward the waterway, with a champagne spa set for sunrise views.
  • Raised oceanfront pool: an elevated shell designed to the CCCL grade limits, with a glass or stone edge facing the dunes.
  • Evening entertaining: fire features, LED lighting and smart automation that you can run remotely if the home is a second residence.

What a Custom Pool in Palm Coast Costs

Our pricing is published in three tiers:

  • Foundation: $120,000 to $175,000
  • Signature: $175,000 to $325,000, our most-built tier
  • Monument: $325,000 to $1,000,000+

Canal home pools with a spa and full deck usually sit in Signature. Intracoastal pools with vanishing or knife edges, and oceanfront pools in The Hammock with coastal engineering and state permitting, often move into Monument. Replacing an older pool adds $8,000 to $20,000 for demolition; we build only new pools and complete rip and replace rebuilds.

Our Palm Coast Process

  • Welcome call. We cover your property type, how you will use the pool, whether the home is full time or seasonal, and your budget band.
  • On-site design consultation. We walk the lot, check the seawall or dune line, and confirm whether the City of Palm Coast or Flagler County will permit the work and whether a CCCL permit applies.
  • The Signature Experience. A custom 3D design during a paid design phase, then engineering, association review, city or county and state permits, construction under a dedicated project manager, and a final walkthrough. Real-time tracking keeps seasonal owners informed from anywhere.

Palm Coast Pool FAQs

Is The Hammock part of the City of Palm Coast?

No. The city’s eastern border is the Intracoastal Waterway. The Hammock, which includes Hammock Dunes, Ocean Hammock and Hammock Beach, is unincorporated Flagler County, so pool permits there come from the county. Many of these homes still use a Palm Coast mailing address, so we verify jurisdiction from parcel records first.

Can I build a pool next to a seawall on a Palm Coast canal?

Yes, with the right engineering. The pool and deck add load near the seawall, so we review the wall’s position and condition early and engineer the pool for its location. We also plan the layout so you keep clear access to your dock and boat lift.

What permits does an oceanfront pool in Hammock Dunes need?

Typically three approvals: the Hammock Dunes Owners’ Association architectural review, a Flagler County building permit, and a Florida Department of Environmental Protection CCCL permit for work seaward of the control line. State criteria limit pool depth below grade and total fill, so we design to those limits from the start.

How much does a custom pool cost in Palm Coast?

Most Palm Coast projects land in our Signature tier ($175,000 to $325,000) or Monument tier ($325,000 and up). Canal pools usually sit in Signature, while Intracoastal edge pools and oceanfront builds in The Hammock often reach Monument. Our Foundation tier runs $120,000 to $175,000. Demolition for a rip and replace adds $8,000 to $20,000.
