Ponte Vedra Beach Pool Builder for Oceanfront, Marsh and Club Homes
Southern Pool Designs is a Ponte Vedra Beach pool builder for oceanfront homes on Ponte Vedra Boulevard, established lots in Old Ponte Vedra, and marsh and Intracoastal properties to the west. Our St. Augustine office handles design, county and state permitting, and construction under one contract. Ponte Vedra Beach projects typically land in our Signature tier ($175,000 to $325,000) and Monument tier ($325,000 and up).
Our recent work in Ponte Vedra Beach
We share the area and budget range only, never client names or addresses.
- Ponte Vedra Beach: Custom pool ($300K to $325K). Under construction now.
Ponte Vedra Beach is in unincorporated St. Johns County, so pools are permitted through the county. Oceanfront lots seaward of Florida’s Coastal Construction Control Line also need a state CCCL permit from the Florida Department of Environmental Protection, and communities like Sawgrass and Marsh Landing have their own architectural review. We handle all of it.

Who Approves a Pool in Ponte Vedra Beach
Ponte Vedra Beach is an unincorporated community, so St. Johns County issues the building permit. On most projects, though, that permit is one of several approvals.
- Ponte Vedra Zoning District Regulations. Many Ponte Vedra parcels fall under their own county zoning code. It keeps the pool’s water edge at least 10 feet from any property line (7.5 feet in the R-1-C and R-1-D districts), keeps the pool and decking out of upland buffers, and holds screen enclosures inside the Building Restriction Lines.
- Impervious surface limits. The same regulations cap impervious surface by district, and a pool and deck count toward it. Exceeding the cap means a variance hearing before the Ponte Vedra Zoning and Adjustment Board, so we measure existing coverage before we draw.
- Community architectural review. Gated communities such as Sawgrass, The Plantation and Marsh Landing run their own review.
- State coastal permit. Oceanfront work seaward of the Coastal Construction Control Line also needs a Florida Department of Environmental Protection permit (more below).
The Ponte Vedra Beach Municipal Service District, east of A1A, funds services such as street lighting and extra patrols. It does not review pool designs.
Oceanfront Pools on Ponte Vedra Boulevard
Homes on the ocean side of Ponte Vedra Boulevard face the Atlantic across the dunes. When any part of a pool, deck or site work lands seaward of the Coastal Construction Control Line (CCCL), the state’s general permit criteria for single-family pools apply:
- The pool has to sit landward of the 30-year erosion projection.
- It can be built fully above existing grade, or with its bottom no more than two feet below grade.
- There can be no net excavation of sandy soil. Sand dug for the pool stays seaward of the line, under the deck and around the pool.
- Total fill is limited to 700 cubic yards, and fill under decks is sloped at a stable angle rather than held by retaining walls.
- The permit lasts two years with no extension, so engineering and scheduling need to be ready before it is issued.
Many oceanfront pools here end up partly or fully raised, with deck elevation and sight lines designed around it. Our article on building a beach pool covers material choices for salt air and sand.
St. Johns County coastal lighting
The county’s Light Management Plan (Land Development Code Section 4.01.09) protects nesting sea turtles. For single-family projects on or near the beach, the county asks for a lighting plan showing every exterior fixture, with product sheets listing bulb type, color and wattage. Underwater lights in coastal pools must be able to switch to red, amber or orange at night from May 1 through October 31, and the rules reach homes set back from the beach if their lighting is visible from it. We specify compliant fixtures and program the automation for nesting season.
Old Ponte Vedra
Old Ponte Vedra sits east of A1A around the Ponte Vedra Inn and Club, with homes looking out over the ocean, lagoons or golf. Many have older pools that no longer match the house, so the work is often a full rip and replace: a new pool, spa and deck sized to today’s coverage and setback rules, which may differ from those in place when the original pool was built.
Marsh and Intracoastal Lots
West of A1A, the setting changes from dunes to salt marsh. Palm Valley runs along the east bank of the Intracoastal Waterway, and to the south, the Guana River and Lake Ponte Vedra sit east of the Tolomato River inside the Guana Tolomato Matanzas National Estuarine Research Reserve. Homes on this side trade ocean views for long sightlines across salt marsh.
Marsh-front pools call for their own planning:
- Buffers first. Upland buffers along wetlands limit where the pool and deck can go, so we locate them on the survey before sketching.
- Soils and water. Engineering accounts for soil conditions and groundwater near the marsh.
- Edges that face the view. A vanishing edge toward the marsh works well when the grade falls away, and a raised spa with perimeter overflow keeps the water line level with the horizon.
Sawgrass, The Plantation and Marsh Landing
Each gated club community has its own architectural standards and review board. Sawgrass surrounds TPC Sawgrass, home of The Players Championship since 1982; The Plantation is a private club community with a beach club; Marsh Landing sits among marshes, lagoons and live oaks. See our Sawgrass, Plantation at Ponte Vedra and Marsh Landing pages.
Design Ideas for Ponte Vedra Beach
- Raised dune-front pool: an elevated shell with a glass or stone edge, built to the CCCL grade limits, with lighting that shifts to amber in season.
- Courtyard pool for Old Ponte Vedra: a knife edge pool with a champagne spa, sized to the lot’s impervious surface cap.
- Marsh-view terrace: a long pool aimed at the marsh, a sun shelf for lounging, and a fire feature for cool evenings.
What a Custom Pool in Ponte Vedra Beach Costs
- Foundation: $120,000 to $175,000
- Signature: $175,000 to $325,000, our most-built tier
- Monument: $325,000 to $1,000,000+
Marsh-front and club community pools with a spa and full deck often fall in Signature. Oceanfront pools, with raised construction and state permitting, usually move into Monument. Rip and replace projects in Old Ponte Vedra add $8,000 to $20,000 for demolition. We build new pools and complete rebuilds only; we do not resurface or repair existing pools.
How We Run a Ponte Vedra Beach Project
- Welcome call. We talk through the property, how you plan to use the pool, and your budget band.
- On-site design consultation. We walk the lot, locate the CCCL or upland buffer if either applies, check impervious coverage and confirm community review.
- The Signature Experience. A paid design phase produces your custom 3D design. Then we coordinate engineering and the lighting plan, take the project through community review, St. Johns County and, where needed, the state, and build under a dedicated project manager with real-time tracking and a final walkthrough.
Ponte Vedra Beach Pool FAQs
Who issues pool permits in Ponte Vedra Beach?
St. Johns County, since Ponte Vedra Beach is unincorporated. Many parcels also fall under the Ponte Vedra Zoning District Regulations, gated communities add their own architectural review, and oceanfront lots seaward of the CCCL need a state permit.
Can I build a pool on an oceanfront lot on Ponte Vedra Boulevard?
Often, yes. Work seaward of the Coastal Construction Control Line needs a Florida Department of Environmental Protection permit, which limits how far below grade the pool sits, how much fill is placed and where excavated sand goes. Many oceanfront pools are partly or fully raised as a result.
What happens if a pool puts my lot over its impervious surface limit?
Under the Ponte Vedra Zoning District Regulations, pools and decks count toward the lot’s impervious surface cap. If a design exceeds it, the options are to reduce the hardscape or apply for a variance before the Ponte Vedra Zoning and Adjustment Board at a public hearing. We measure coverage early so this never surprises you.
Do sea turtle rules affect my pool lighting?
For homes on or near the beach, yes. St. Johns County requires a lighting plan with fixture details, and underwater lights in coastal pools must be capable of red, amber or orange light at night from May 1 through October 31. We design and program the lighting to comply.
How much does a pool cost in Ponte Vedra Beach?
Most projects here land in our Signature tier ($175,000 to $325,000) or Monument tier ($325,000 and up). Oceanfront builds tend toward Monument because of raised construction and coastal permitting. Replacing an existing pool adds $8,000 to $20,000 for demolition.
