Southern Pool Designs designs and builds custom pools in Oviedo and the surrounding parts of east Seminole County, including Black Hammock and Chuluota. Our Sanford design studio is about a half hour away, and our team handles design, engineering coordination, permitting, and construction. Oviedo projects typically land in our Foundation ($120,000 to $175,000) and Signature ($175,000 to $325,000) tiers, with larger estate and acreage builds reaching Monument. Every project starts in our custom pool design studio, where you see the full design in 3D and know the cost before we break ground.

Oviedo Pool Builder for Custom Homes, Lakefront Lots and Acreage

Building High-End Pools in Florida Since 1997

City of Oviedo or Seminole County: Who Permits Your Pool

An Oviedo mailing address does not tell you which building department reviews your pool. Inside city limits, permits go through the City of Oviedo Building Services department, which takes applications online. Outside city limits, including Black Hammock on the south shore of Lake Jesup and Chuluota to the east, the Seminole County Building Division issues the permit. We confirm jurisdiction from the parcel record before design starts, because the setback rules are different.

Inside city limits

The city’s land development code places pools, patios, and screen enclosures behind the house. Front and side setbacks match the home’s, and the rear setback is at least 7 feet to the edge of the pool deck and to the screen enclosure. A screen enclosure cannot be taller than the house, and taller enclosures have to step back farther from the rear property line. We check the current code and your survey before the 3D layout is drawn.

Unincorporated Seminole County

On county lots that back up to a lake, pond, or retention area, Seminole County measures setbacks from the ordinary high water line: 30 feet to the water’s edge of the pool and 25 feet to a screen enclosure. Wetland setbacks average 25 feet, and wetlands connected to the Econlockhatchee River need 50 feet. These lines go on a current survey before design, so the pool fits the lot the first time.

Building Near the Econ and Lake Jesup

Oviedo sits between some of the most protected water in Seminole County. The Econlockhatchee River runs along the east side of the city, the Little Econ crosses the south, and Lake Jesup lies to the north. The city’s Econ River Corridor Protection Zone reaches 1,100 feet from the main channels of the Big and Little Econ, and lots inside it carry wetland and floodplain limits that shape where a pool and deck can go.

Lower lots near these waterways can hold water in the rainy season. On those sites we plan excavation and dewatering from actual site conditions, engineer the shell for groundwater pressure, and send deck drainage to swales or on-site retention instead of toward the water. Hurricane Ian flooded parts of Oviedo in 2022, which is a good reason to design grading and equipment pads with storm water in mind.

Neighborhoods and Acreage

Oviedo grew from a celery and citrus town, named in the late 1870s after the city in northern Spain, into one of the most sought-after places to live in Seminole County. We build throughout the area, from established neighborhoods such as Twin Rivers, Live Oak Reserve, Kingsbridge, and the Lake Charm area to larger lots in Black Hammock and Chuluota.

Most Oviedo neighborhoods have a homeowners association, and most require architectural review before a pool goes in. We prepare the renderings, site plan, and finish selections for that submittal and run it alongside the permit so neither one holds up the other. On acreage, we plan equipment access, staging, and the location of the well and septic system before the pool is placed.

Design Ideas for Oviedo Homes

  • Screened pools that still feel open. Many Oviedo pools are screened. We size the enclosure within the code limits and use larger openings and lighting so the screen frames the yard instead of boxing it in.
  • Sun shelves and lounging ledges for families who spend more time in the shallow end than the deep end.
  • Raised spas with spillovers placed off the main living space so they read as part of the architecture. See our pool and spa design.
  • Outdoor kitchens and fire features tied into the pool deck for year-round use.
  • Full rebuilds for older pools in established neighborhoods. Our rip and replace service removes the old shell and builds new under current code.

Selected Projects From Our Portfolio

What a Custom Pool in Oviedo Costs

Our pricing follows three published tiers:

  • Foundation: $120,000 to $175,000
  • Signature: $175,000 to $325,000, our most-built tier
  • Monument: $325,000 to $1,000,000+

Most Oviedo projects land in Foundation or Signature. Lakefront and conservation-area lots, raised spas, outdoor kitchens, and automation move a project up the range. Replacing an existing pool adds $8,000 to $20,000 for demolition. See our pricing page for what each tier includes.

Our Process for Oviedo Projects

  • Welcome call. We confirm your address, whether the lot is in the city or the county, and talk through goals and budget.
  • On-site design consultation. We walk the lot and check grade, drainage, any water or wetland line, and equipment access.
  • The Signature Experience. Custom 3D design, engineering coordination, city or county permitting and the HOA submittal, construction with a dedicated project manager and real-time tracking, and a final walkthrough.

Oviedo Pool FAQs

Do I get my pool permit from the City of Oviedo or Seminole County?

It depends on whether your parcel is inside city limits. The City of Oviedo Building Services department permits pools inside the city. Addresses outside the city, including Black Hammock and Chuluota, are permitted by the Seminole County Building Division. We confirm jurisdiction from the parcel record and prepare the permit package either way.

How close to my rear property line can a pool go in Oviedo?

Inside city limits, the code calls for at least 7 feet from the rear property line to the pool deck and to the screen enclosure, and the pool must sit behind the house. Taller screen enclosures need more room. We confirm the current requirements against your survey before design.

Can I build a pool on a lot near the Econlockhatchee River?

Often, yes, but lots inside the city’s Econ River Corridor Protection Zone or near connected wetlands carry added setbacks and limits. We review the survey, wetland lines, and floodplain early so the design fits what the site allows.

How much does a custom pool cost in Oviedo?

Our tiers start at $120,000, and most Oviedo projects fall between $120,000 and $325,000 depending on size, features, and site conditions. Replacing an existing pool adds $8,000 to $20,000 for demolition. We give you a firm price after the design phase.
