Southern Pool Designs is a Lake Mary pool builder with its headquarters and design studio in Sanford, about 10 to 15 minutes from Lake Mary, building new custom pools and complete rip-and-replace rebuilds. We design in 3D and handle permitting with either the City of Lake Mary or Seminole County. Most Lake Mary projects land in our Signature tier ($175,000 to $325,000) or Monument tier ($325,000 to $1,000,000+). Every project starts in our custom pool design studio, where you see the full design in 3D and know the cost before we break ground.
Already have a pool? Our service division, Southern Pool Care, offers weekly pool service in Lake Mary, all-inclusive from $200 a month.

City of Lake Mary or Seminole County: Who Permits Your Pool
A Lake Mary mailing address does not tell you who issues the permit. The City of Lake Mary, incorporated in 1973, runs its own Building Division for parcels inside city limits and accepts plans electronically. Heathrow, the guard-gated community Jeno Paulucci founded in 1985, is unincorporated even though many of its homes use Lake Mary addresses. So are some estate parcels along the Markham Woods Road corridor, where acreage can carry Seminole County A-1 zoning. Those properties permit through Seminole County’s Building Division in Sanford. The rules differ, so we pull the parcel record before sketching.
Inside city limits
In Lake Mary’s regular residential zoning districts, a pool can come within 10 feet of the rear lot line and a pool enclosure within 3 feet, outside easements and side setbacks. Planned unit developments can differ. On waterfront lots, the city requires the pool to sit at least 25 feet from the lake’s high-water control level, measured from the outside edge of the coping, and a screen enclosure must keep the same 25 feet. Screen enclosures are capped at 12 feet tall.
Unincorporated Seminole County
The county measures from the normal high water line of natural water bodies: 30 feet to the pool’s water edge, or 25 feet to a screen enclosure. Structures need a wetland setback of 15 feet minimum and 25 feet on average, and more inside the Wekiva River Protection Area. Pools must stay outside drainage and utility easements, and departing from the county’s lot grading criteria requires a drainage plan showing no harm to neighbors.
Since 2021, the county’s Shoreline Protection Ordinance has required new waterfront development or significant redevelopment in unincorporated areas to add a berm and swale system or a vegetative buffer, and clearing shoreline vegetation on lakes of 2 to 160 acres generally needs a Shoreline Alteration Permit. We confirm what applies before grading is final.
Lake Mary’s Lakes and the Rules That Come With Them
The city shares its name with Big Lake Mary, a 99-acre lake in the Lake Jesup watershed. Property in the city’s Big Lake Mary overlay district, north of the lake, follows added standards: no development activity in wetlands beyond a limited dock corridor, a maximum lot slope of 4 to 1 unless the City Engineer approves otherwise, silt fencing during construction, and on-site stormwater retention for new accessory structures. A new pool and deck count, so retention is designed in from the start.
East Crystal Lake, at 89 acres, and West Crystal Lake are the other significant waterfronts in town.
Where We Build Around Lake Mary
- Heathrow: a guard-gated community of roughly 2,200 homes around the private Heathrow Country Club, permitted through Seminole County. See our Heathrow pool builder page.
- Markham Woods Road corridor: wooded estate parcels with Lake Mary addresses, including five-acre sites with homes set far back from the road. That depth leaves room for a pool house, lagoon-style water or a separate spa terrace, with longer utility runs to plan for.
- Big Lake Mary and Crystal Lake waterfront: city lots where the 25-foot control-level rule and, on Big Lake Mary, the overlay standards shape where the water and deck can go.
- Timacuan: a golf community built from the late 1980s and early 1990s, with gated and non-gated sections and interior lake lots. Many original pools here are ready for a rebuild.
- New gated enclaves and custom builds: Toll Brothers opened Fontaine, a 23-homesite gated community, in 2024, and new custom homes are still going up on larger lots.
We also build in nearby Alaqua Lakes and Longwood.
Recent work in Lake Mary and Heathrow: a $475K to $500K custom pool in Heathrow, pre-graded and moving into layout in October 2026, and a $300K to $325K pool in Lake Mary with its deck completed in October 2026. We share the area and budget range only, never client names or addresses.
Rebuilding Lake Mary’s 1980s and 1990s Pools
Lake Mary’s population roughly doubled in the 1980s, from 2,853 to 5,929, and nearly doubled again in the 1990s to 11,458. Many pools from that build-out are now 25 to 40 years old, with tired shells, outdated plumbing, small spas and tall screen cages that block the view. We do not resurface or patch. A full rip-and-replace rebuild starts over with new engineering, shape, depth and equipment. Demolition adds $8,000 to $20,000.
Design Ideas That Fit Lake Mary Properties
- A lake-facing vanishing edge set behind the city’s 25-foot or the county’s 30-foot line, engineered for the grade down to the water. More on infinity edge pools.
- Open-air design instead of a tall cage on lake and golf lots, with LED lighting for evenings.
- A raised spa with perimeter overflow framed into the architecture of a new custom home.
- Lagoon pools, grottos and beach entries on Markham Woods acreage, where there is room for a natural shape.
- Sun shelves and fire features on compact gated-community lots.
What a Lake Mary Pool Costs
Your price comes from your design and site. Our published tiers:
- Foundation: $120,000 to $175,000
- Signature: $175,000 to $325,000, our most-built tier
- Monument: $325,000 to $1,000,000+
Projects in Heathrow, on the lakes and on estate acreage typically land in our Signature and Monument tiers. Local cost drivers include demolition ($8,000 to $20,000), retaining walls on sloped lakefront lots, stormwater retention in the Big Lake Mary overlay, shoreline buffers on unincorporated waterfront, and long utility runs on large parcels. Our pricing page shows what each tier includes.
How a Lake Mary Project Runs
1. Welcome call. We confirm whether the parcel is inside Lake Mary city limits or unincorporated Seminole County, whether it touches a lake or wetland, whether an HOA reviews plans, and whether an existing pool comes out.
2. On-site design consultation. From our nearby Sanford studio, we walk the property with you, check the survey for the high-water line and easements, and plan equipment access.
3. The Signature Experience. A paid design phase produces your custom 3D design (here is why we charge a design fee). We coordinate engineering, prepare the HOA and permit submittals, and build under a dedicated project manager with real-time tracking, finishing with a final walkthrough.
Lake Mary Pool Questions
Does the City of Lake Mary issue my pool permit?
Only if your parcel is inside city limits. Heathrow and other unincorporated areas with Lake Mary addresses permit through Seminole County instead. The setbacks, lake rules and submittal requirements differ between the two, so we confirm jurisdiction from the parcel record first. As a Florida Certified Pool Contractor (CPC1461548), we prepare the package and pull the permit for you.
How close to the lake can my pool be?
Inside city limits, at least 25 feet from the lake’s high-water control level, measured from the outside of the coping, with the same distance for a screen enclosure. In unincorporated Seminole County, 30 feet from the normal high water line to the water’s edge, or 25 feet to an enclosure. Wetlands, easements and overlay districts can push the line farther back.
Is it worth rebuilding my 1990s pool instead of repairing it?
We only build new pools and full rip-and-replace rebuilds, so we will not quote resurfacing. A rebuild makes sense when you want a different shape, depth, spa or edge, or when the shell, plumbing and equipment are all near the end of their life. Removing the old pool adds $8,000 to $20,000 to the new project’s cost.
Can you build the pool while our new Lake Mary home is under construction?
Yes, and it is the best time to do it. We work with custom home builders and architects and coordinate plumbing, electrical, gas, finished elevations and door alarms with the house schedule, so the pool and home are permitted and finished together.
