Southern Pool Designs designs and builds custom pools in Montverde and the surrounding hills of south Lake County, including estate homes in Bella Collina. Our team handles design, engineering coordination, Town of Montverde or Lake County permitting, and construction. Montverde projects typically land in our Signature ($175,000 to $325,000) and Monument ($325,000 to $1,000,000+) tiers. Every project starts in our custom pool design studio, where you see the full design in 3D and know the cost before we break ground.

Town of Montverde or Lake County: Who Permits Your Pool

Montverde is a small town, and many homes with a Montverde address sit outside its limits. Where your parcel falls decides who reviews the pool, so we confirm it from the Lake County Property Appraiser record before design.

Inside town limits

The Town of Montverde permits pools through Town Hall at 17404 Sixth Street, with applications handled online. The town’s pool checklist asks for a site plan with an impervious surface calculation showing distances from the pool to the house, deck, and property lines, along with pump head (TDH) calculations, an equipment and piping plan, pool plans signed by an engineer or architect, and a notarized pool barrier affidavit. We prepare the full package.

Unincorporated Lake County

Outside town limits, the Lake County Office of Building Services issues the permit through its online portal. The county requires signed and sealed plans, TDH calculations, zoning clearance with an approved plot plan, septic approval where it applies, and a recorded Notice of Commencement. Most of Bella Collina sits in unincorporated Lake County, although some expansion land lies inside town limits, which is exactly why we check each lot.

Building in the Green Mountain Hills

Monte Verde is Spanish for green mountain, and the town, incorporated in 1925, takes its name from the rolling hills above the west shore of Lake Apopka. Nearby Sugarloaf Mountain rises to 312 feet, the highest point on the Florida peninsula. Few places in Central Florida have this much elevation change, and it changes how a pool is designed and built.

  • Sloped lots. A pool set level with the house can end up several feet above grade at its far edge. We design the exposed walls, steps, and terraces as part of the architecture, and the structural engineer designs the shell, footings, and retaining walls for the site.
  • Drainage. On a hillside, storm water has to be planned. We grade so runoff moves to swales and on-site retention instead of sheeting across the deck or onto the neighbor below.
  • Ground conditions. The Florida Geological Survey notes that sinkholes can form anywhere in the state. Where a site calls for it, we recommend geotechnical testing before structural design so the engineering matches what is in the ground.
  • Access. Steep driveways and narrow side yards affect how excavators, steel, and the shotcrete rig reach the backyard. We plan access before we price the job.

Bella Collina and Estate Homes

Bella Collina is a gated golf community in the hills around Montverde, with large custom homes and long views. Pools here are part of the estate, not an add-on, and projects usually involve community architectural review, gate logistics, and coordination with the home’s architect and builder. See our Bella Collina pool builder page for more on building inside the community, and how we work with custom home builders on new construction.

Other Montverde homes sit on acreage or along the shores of lakes such as Lake Florence and Lake Apopka. On lakefront lots we confirm the water line on a current survey and plan erosion control before excavation starts.

Design Ideas for Montverde Homes

  • Vanishing edges aimed at the view. Hillside lots are made for them. We locate the edge on the main sightline from the house and design the exposed catch basin wall as a finished face. See our infinity edge pools.
  • Raised pools and terraces that step with the land instead of filling the whole yard.
  • Champagne spas with perimeter overflow as a focal point on an upper terrace. More on champagne spas.
  • Outdoor living with fire features and kitchens built for long evenings facing the sunset over the hills.
  • Smart automation for lighting scenes, temperature, and features. See pool automation.

Selected Projects From Our Portfolio

What a Custom Pool in Montverde Costs

Our pricing follows three published tiers:

  • Foundation: $120,000 to $175,000
  • Signature: $175,000 to $325,000, our most-built tier
  • Monument: $325,000 to $1,000,000+

Most Montverde and Bella Collina projects land in Signature or Monument. Sloped lots, retaining walls, vanishing edges, and full outdoor living programs are the features that move a project up the range. Replacing an existing pool adds $8,000 to $20,000 for demolition. See our pricing page for what each tier includes.

Our Process for Montverde Projects

  • Welcome call. We confirm whether the lot is in town or county jurisdiction, who is on your team, and your goals and timing.
  • On-site design consultation. We walk the lot, study views from inside the home, and look at slope, drainage, and equipment access.
  • The Signature Experience. Custom 3D design, engineering coordination, town or county permitting and any community submittal, construction with a dedicated project manager and real-time tracking, and a final walkthrough.

Montverde Pool FAQs

Do I get my pool permit from the Town of Montverde or Lake County?

It depends on your parcel. Inside town limits, the Town of Montverde permits pools. Outside them, the Lake County Office of Building Services does. Many homes with a Montverde address, including most of Bella Collina, are in unincorporated Lake County. We confirm jurisdiction from the property record before design.

Can you build a pool on a sloped lot?

Yes, and hillside lots often make the best pools. A sloped site usually means exposed walls, retaining walls, and terraces, all engineered for the site, plus careful drainage. Where conditions call for it, we recommend geotechnical testing before structural design.

Do you build pools in Bella Collina?

Yes. We design and build estate pools in Bella Collina and handle the permit, the community architectural submittal, and coordination with your architect and builder. Most Bella Collina lots are permitted by Lake County, though some newer sections are inside the Town of Montverde.

How much does a custom pool cost in Montverde?

Most Montverde projects land in our Signature tier ($175,000 to $325,000) or Monument tier ($325,000 to $1,000,000+). Slope, structure, edge details, and outdoor living features drive where a project falls. We give you a firm price after the design phase.
