Southern Pool Designs designs and builds custom pools in Mount Dora and the surrounding parts of Lake County, from lakefront homes on Lake Dora and Lake Gertrude to historic homes near downtown and custom builds in the golf communities. Our team handles design, engineering coordination, city or county permitting, and construction. Mount Dora projects typically land in our Foundation ($120,000 to $175,000) and Signature ($175,000 to $325,000) tiers, with lakefront estates reaching Monument. Every project starts in our custom pool design studio, where you see the full design in 3D and know the cost before we break ground.

Building High-End Pools in Florida Since 1997
City of Mount Dora or Lake County: Who Permits Your Pool
Inside city limits, pools are permitted by the City of Mount Dora Building Department on East Fifth Avenue, which takes applications through its online permitting system and requires a State of Florida swimming pool safety affidavit with the submittal. Many homes with a Mount Dora address sit in unincorporated Lake County, where the Lake County Office of Building Services issues the permit through its online portal after a zoning clearance and an approved plot plan. We confirm jurisdiction from the parcel record before design starts.
Historic district homes
The Mount Dora Historic District, listed on the National Register of Historic Places in 2009, covers much of the original town around downtown. The city requires a Certificate of Appropriateness for certain work in the district, reviewed by its Historic Preservation Board. If your home is in the district, we check with the city’s planning staff early on whether the pool, deck, fencing, or any new structure needs that review, and we plan the schedule around the answer.
Building Above the Lakes
Mount Dora sits on a plateau above Lake Dora, Lake Gertrude, and Lake Beauclair, and many lots fall toward the water. Lake Dora is part of the Harris Chain: water from Lake Apopka flows through the Apopka-Beauclair Canal into Lake Beauclair and Lake Dora, then on to Lake Eustis. Lake Gertrude, a 248-acre private lake, is entirely within the city.
- Sloped lots. A pool set level with the house can end up well above grade at the lake side. We design the exposed walls, terraces, and steps as part of the architecture, and the structural engineer designs the shell and any retaining walls for the site.
- The water line. On lakefront lots we confirm the water line and setbacks on a current survey before the 3D layout is drawn, and erosion control goes in before excavation.
- Drainage. We grade so storm water moves to swales and on-site retention instead of running across the deck and into the lake.
- Ground conditions. Parts of the area fall inside the Wekiva Study Area, where Lake County applies added protections for sinkholes and other karst features. Where a site calls for it, we recommend geotechnical testing before structural design.
Neighborhoods We Build In
Known as the Festival City, Mount Dora is also a sailing town: the Mount Dora Yacht Club was founded in 1913 and calls itself the oldest inland waterways yacht club in Florida. We build throughout the area, including older lakefront homes in Sylvan Shores, historic homes near downtown, and custom homes in communities such as Stoneybrook Hills and the Country Club of Mount Dora. Most of these communities require architectural review, and we prepare renderings, site plans, and finish selections for that submittal and run it alongside the permit.
Design Ideas for Mount Dora Homes
- Vanishing edges facing the lake on lots that fall toward the water. See our infinity edge pools.
- Terraced pools and decks that step down the slope instead of filling the whole yard.
- Classic pools for historic homes, with proportions, coping, and finishes chosen to suit the architecture.
- Raised spas and fire features for cooler Lake County evenings. See our pool and spa design.
- Full rebuilds for older pools. Our rip and replace service removes the old shell and builds new under current code.
Selected Projects From Our Portfolio
What a Custom Pool in Mount Dora Costs
Our pricing follows three published tiers:
- Foundation: $120,000 to $175,000
- Signature: $175,000 to $325,000, our most-built tier
- Monument: $325,000 to $1,000,000+
Most Mount Dora projects land in Foundation or Signature. Sloped lakefront lots, retaining walls, vanishing edges, and outdoor living features move a project up the range. Replacing an existing pool adds $8,000 to $20,000 for demolition. See our pricing page for what each tier includes.
Our Process for Mount Dora Projects
- Welcome call. We confirm city or county jurisdiction, whether the home is in the historic district, and your goals and budget.
- On-site design consultation. We walk the lot to the water and check slope, drainage, views, and equipment access.
- The Signature Experience. Custom 3D design, engineering coordination, permitting and any community or historic review, construction with a dedicated project manager and real-time tracking, and a final walkthrough.
Mount Dora Pool FAQs
Do I get my pool permit from the City of Mount Dora or Lake County?
It depends on your parcel. Inside city limits, the City of Mount Dora Building Department permits pools. Homes in unincorporated Lake County with a Mount Dora address are permitted by the Lake County Office of Building Services. We confirm jurisdiction from the parcel record and prepare the permit package either way.
Does a pool in the historic district need extra approval?
It can. The city requires a Certificate of Appropriateness for certain work in the Mount Dora Historic District. We check with the city’s planning staff early on whether your pool, deck, or fencing needs that review and build it into the schedule.
Can you build a pool on a sloped lakefront lot?
Yes. Many Mount Dora lots fall toward the water, which usually means exposed walls, terraces, and careful drainage, all engineered for the site. We confirm the water line on a current survey before design and plan erosion control before excavation.
How much does a custom pool cost in Mount Dora?
Our tiers start at $120,000, and most Mount Dora projects fall between $120,000 and $325,000. Lakefront estates with vanishing edges or terraced designs can reach our Monument tier. We give you a firm price after the design phase.
