Southern Pool Designs designs and builds custom pools at Reunion Resort and Golf Club, for full-time residences, second homes and vacation rental properties alike. We handle the 3D design, the architectural review package, engineering, the Osceola County permit and the build, all run from our Lake Nona and St. Cloud office. Most Reunion projects land in our Signature tier ($175,000 to $325,000) or our Monument tier ($325,000 and up). Every project starts in our custom pool design studio, where you see the full design in 3D and know the cost before we break ground.

Reunion Pool Builder for Resort Homes and Golf Course Lots

Building High-Quality Pools in Florida Since 1997

What Is Different About Building a Pool at Reunion

Reunion is a gated resort community in the Four Corners area of Osceola County, spread across roughly 2,200 acres. It is not inside a city, so your pool permit is issued by Osceola County, not a municipal building department. The roads, utilities and stormwater are handled by two community development districts, Reunion East and Reunion West, both created by Osceola County.

Before the county ever sees your plans, the community has to approve them. Reunion’s master association runs an Architectural Review Committee (ARC) that must sign off on exterior changes, and most neighborhoods also have their own association with rules layered on top of the master standards. Encore Resort at Reunion has its own property owners association that sits outside the Reunion master association, so the approval path there is different. We confirm which associations govern your lot before design starts, then build the submittal around their requirements so the review goes once, not three times.

A few practical details shape Reunion projects:

  • Gas availability. Natural gas is provided by TECO Peoples Gas, but it is not available in every Reunion neighborhood. That decides whether we plan a gas heater, an electric heat pump or both.
  • Gated access. Deliveries, inspections and crews all pass through resort security, so we plan staging and pours around the gate.
  • Neighbors and views. Many lots back up to fairways, ponds or neighbors’ lanais. We place screening, lighting and equipment so the pool looks intentional from the course and stays quiet for neighbors.

Golf Course Lots on the Palmer, Nicklaus and Watson Courses

Reunion has three courses, designed by Arnold Palmer, Jack Nicklaus and Tom Watson, and plenty of homes sit along them. On these lots the view is the selling point, so the pool becomes its foreground.

On these lots we often recommend:

  • A vanishing edge that drops toward the fairway, so the water line reads into the green from the lanai.
  • Low-profile spas and raised bond beams that do not block sight lines from inside the house.
  • Lighting that holds up from the course side at night, with fixtures aimed into the water instead of across the lot.

A Home You Live In or a Home You Rent Out

Reunion allows short-term rentals, so a large share of homes host guests for part of the year. That changes what a good pool looks like.

For vacation rental homes

Guests arrive in groups and use the pool hard. We lean toward a beach entry or lagoon layout, wide sun shelves, a spa big enough for a group, and finishes that hold up to constant use. Winter guests expect warm water, so heating matters. Smart automation lets you or your property manager check temperature, lighting and equipment remotely between stays.

Florida law requires every new residential pool to have at least one of five approved safety features: a barrier that meets the state standard, an approved safety cover, exit alarms on doors and windows that open to the pool, self-closing and self-latching doors, or an in-pool alarm. For a house that welcomes a new group of guests every week, we talk through layering more than one.

For owner-occupied homes

Owners who live at Reunion full time tend to want the opposite of a busy rental pool: a quiet, architectural design with a champagne spa or perimeter overflow, fire features, a lap lane, or a shaded lounge area. The resort already has a water park and community pools, so a private pool can be built around how you spend an evening at home.

Design Ideas That Fit Reunion

  • Resort-style family pools: beach entry, a grotto or rock water feature, a sun shelf and a separate spa.
  • Fairway-facing modern pools: a clean rectangle with a vanishing edge, a flush spa and linear LED lighting.
  • Entertaining layouts: a spa with spillover into the pool, fire bowls on the bond beam and a deck sized for a dining table.

Recent work in and near Reunion: a $175K to $200K custom pool for a new Reunion home, built alongside the home builder, with tile selections underway in October 2026, and a $250K to $275K pool elsewhere in west Osceola County with the coping finished and the deck underway. We share the area and budget range only, never client names or addresses.

Replacing an Existing Reunion Pool

Reunion’s districts date back to 2001, so some homes and pools here are now two decades old. If your pool no longer fits how you use the property, we tear it out completely and build a new one. We do not resurface or patch; our rip and replace work starts from bare ground with new engineering, plumbing and equipment. Demolition adds $8,000 to $20,000 to the project, depending on the size of the old pool and deck and how much access the lot allows.

What a Custom Pool at Reunion Costs

Our pricing is published in three tiers:

  • Foundation: $120,000 to $175,000
  • Signature: $175,000 to $325,000, our most-built tier
  • Monument: $325,000 to $1,000,000+

Reunion projects typically land in our Signature and Monument tiers. Rental pools with large decks, heating and layered safety features tend to sit in Signature. Golf course homes with vanishing edges or perimeter overflow spas often move into Monument. You can see what each tier includes on our pricing page.

How a Reunion Project Runs

  • Welcome call. We learn whether the home is a residence, a second home or a rental, who will be using the pool, and your budget band.
  • On-site design consultation. We walk the lot, check view lines to the course or pond, note gas availability and identify which associations will review the design.
  • The Signature Experience. Our designers build a custom 3D design during a paid design phase (here is why we charge a design fee). Then we prepare the ARC submittal, coordinate engineering, pull the Osceola County permit, and build with a dedicated project manager. A final walkthrough closes it out.

Many Reunion owners live out of state or overseas. Real-time project tracking and proactive updates from your project manager mean you can follow the build without being on site.

Reunion Pool FAQs

Do I need HOA approval to build a pool at Reunion?

Yes. Reunion’s master association has an Architectural Review Committee that must approve exterior changes, and most neighborhoods have their own association rules as well. Encore Resort at Reunion has a separate property owners association. We identify every association that applies to your lot and prepare the drawings and submittal before we apply for the county permit.

Who issues pool permits at Reunion Resort?

Reunion is in unincorporated Osceola County, so building permits come from Osceola County rather than a city. Your mailing address may say Kissimmee or Reunion, but the county is the permitting authority. We prepare and submit the permit package, schedule the inspections and keep you updated as each one passes.

Can I build a pool for a vacation rental home at Reunion?

Yes. Reunion permits short-term rentals, and we design rental pools differently from owner-occupied pools: more shallow area, a larger spa, durable finishes, reliable heating and remote monitoring. Florida requires at least one approved safety feature on every new residential pool, and for rental homes we review the options with you so guests are protected.

How much does a custom pool cost at Reunion?

Reunion projects typically land in our Signature tier ($175,000 to $325,000) or our Monument tier ($325,000 to $1,000,000+). Where you fall depends on size, features such as vanishing edges or perimeter overflow spas, heating and the deck and outdoor living scope. If you are replacing an existing pool, demolition adds $8,000 to $20,000.

Can you replace the older pool at my Reunion home?

Yes, as a full rip and replace. We remove the existing pool and deck and build a completely new pool with new engineering, plumbing, equipment and finishes. We do not offer resurfacing, repairs or partial renovations. Replacement also goes through the association review and a new county permit.
