What a Custom Luxury Pool Costs in Central Florida

“Engineered Visions Built to Last” | Honest pricing from a 28-year Sanford pool builder

Most luxury pool builders will not publish a single real number. We will. After 28 years and over $100 million in custom pools designed and built across Central Florida, we know the question every homeowner asks first is what does this actually cost. You deserve a real answer before you spend an hour on a sales call.

Our custom pools start at $120,000 and run beyond $1,000,000 for resort-grade Monument designs. The variance is not a hedge. It is a reflection of how genuinely different two custom pools can be. Site conditions, design complexity, materials, features, and the level of craftsmanship you choose all move the number meaningfully.

This guide gives you honest ranges based on real projects we have built in Sanford, Lake Mary, Heathrow, Windermere, Lake Nona, Winter Park, Isleworth, Bella Collina, Golden Oak, and surrounding Central Florida communities. After your design consultation, we provide a written, firm Design-First Quote that does not change unless you change the project.

Why Custom Pool Prices Have Risen Since 2020

If you got a custom pool quote in 2019 and another one this year, the difference is jarring. You are not imagining it, and the firm you called is not gouging you. The luxury pool industry has reset. Here is what actually changed behind the scenes.

  • Materials. Pool gunite (cement-based shotcrete), steel rebar, PVC plumbing, copper, and tile have all climbed since 2020. Cement is up roughly 40 percent. Copper used in pool plumbing and electrical is up over 30 percent. Glass tile from European mills has seen even sharper increases as supply has tightened.
  • Specialty labor. Master plasterers, gunite foremen, tile setters, and stone masons capable of executing luxury work earn 20 to 30 percent more than they did in 2020. The labor pool for true luxury construction in Florida is small and getting smaller.
  • Equipment. New federal efficiency rules in 2021 required pool pumps to be variable-speed. Manufacturers redesigned their lines and retired old SKUs. Premium salt systems, heat pumps, and automation platforms have followed inflation.
  • Insurance and permitting. Florida construction insurance, structural engineering reviews, permit fees, and HOA architectural submission costs have risen materially since 2022, especially for pools with raised walls, infinity edges, or perimeter overflow detail.
  • Site complexity. New construction sites in Central Florida often require more excavation, dewatering, drainage engineering, and access management than they did a decade ago.

We do not try to hide these costs. They are itemized in your Design-First Quote so you understand exactly where each dollar goes.

What Drives Your Final Pool Price

Two homes on the same street can need very different pools. Pool pricing depends on four major factors and a handful of choices you make along the way.

Design Complexity

A 14×28 rectangle prices very differently from a 22×44 freeform with raised wall, vanishing edge, and integrated spa. Larger water surface, more steel, more gunite, more tile, more equipment capacity, and significantly more engineering.

Site Conditions

Elevation changes, soil and rock conditions, high water tables, and limited access all affect final price before the first feature is added. The Site Conditions table below itemizes the typical impact of each.

Material Selection

Plaster vs. polished aggregate vs. glass tile interior. Travertine vs. marble vs. porcelain pavers vs. natural stone deck. These choices affect both cost and how the pool performs and looks 15 years from now.

Features and Finishes

Spa, sun shelf, water features, fire elements, infinity edge, automated covers, swim-up bar, in-pool barstools. Every feature has a price and we list typical ranges below.

Base Pool Packages

Every Southern Pool Designs project is custom. The tiers below describe how our work clusters by design complexity, scope, and finish level. Use them as a starting point. Your design consultation will produce a precise Design-First Quote.

Site Conditions and Terrain Impact

Your site is half the equation. The conditions below typically add to the base pool cost on top of design choices.

Condition Typical Added Cost Description
Elevation Changes $5,000 to $25,000+ Grading, backfill, and retaining walls. Sloped sites often require engineered footers or concrete walls ($10K-$20K typical).
Limited Access / Tight Lot $3,000 to $8,000 Smaller excavation equipment, extended labor, and material staging.
Poor Soil or Rock $3,000 to $12,000 Smaller excavation equipment, extended labor, and material staging.
High-Water Table / Dewatering $2,000 to $6,000 Sump systems or temporary wells to maintain dry excavation.

9. Why Engineering Matters

Luxury pools are not “dug holes”; they’re structural water vessels that must account for:

    • Hydrostatic pressure

    • Soil compaction and bearing

    • Surge volume (especially for infinity or perimeter-overflow designs)

    • Return jet placement and hydraulic velocity

Every SPD design is engineered before excavation, ensuring durability, safety, and flawless aesthetics for decades.

10. Final Thoughts

Pricing a pool isn’t about choosing the lowest bid – it’s about ensuring your investment is built once, the right way.

At Southern Pool Designs, we believe transparency, engineering, and artistry create true luxury.
