Southern Pool Designs designs and builds custom pools on Lansing Island, the private island community between the Banana River and the Grand Canal in Brevard County. Our Cocoa & Merritt Island office runs each project from first site visit through the architectural review submittal, permit and final walkthrough. Lansing Island pools typically land in our Signature tier ($175,000 to $325,000) and Monument tier ($325,000 and up). Every project starts in our custom pool design studio, where you see the full design in 3D and know the cost before we break ground.
About Lansing Island
Lansing Island sits on the west side of the barrier island, with the Banana River on its western shore and the Grand Canal to the east. The only way in is a single guarded bridge over the canal, where visitors need to be registered in advance by a property owner. The community was developed in five phases starting in the early 1990s on land the Gleason family held for generations, and the island carries the name of W. Lansing Gleason, the founder of Indian Harbour Beach.
The subdivision has about 156 homesites, most of them three quarters of an acre to more than an acre. Nearly every lot touches water, either directly on the Banana River or on the Grand Canal with river access, and private docks are the norm. An architectural review committee oversees home design, and residents share a clubhouse with a pool, fitness center and tennis courts.
Permits: Two Cities Share the Island
Lansing Island addresses are listed in both Indian Harbour Beach and Satellite Beach, so the first thing we confirm is which city your parcel falls in. Both cities run their own building departments and both require a permit for a new pool; Satellite Beach also lists seawall work and docks as permitted items and asks for flood information on site plans in mapped flood zones. We pull the parcel record, confirm the reviewing city, and prepare the permit package for that department.
Because the island has an architectural review committee, we also prepare the community submittal: site plan, 3D renderings, materials and lighting. We plan the timeline so association approval and city review move in sequence, not in conflict.
Building on a River or Canal Lot
Lansing Island lots are large, but waterfront construction brings its own checklist. These are the items we review on every visit:
- Seawall and dock. We locate the pool and deck so they do not load the seawall, and we keep clear, comfortable access to the dock and boat lift.
- Flood zone. We check the flood designation and elevation on your survey and place the equipment pad and electrical accordingly.
- Soils and water table. Riverfront ground on a barrier island can hold water close to the surface. Our engineering coordination accounts for soil conditions and groundwater before the shell is designed.
- Construction access. All equipment and deliveries cross one bridge and enter through the guard gate, so we coordinate crew and delivery access with the gate and keep the site tidy for neighbors.
- Salt air. Fixtures, rails and equipment are selected for a brackish, coastal environment. Our article on building a pool near the coast covers materials in more detail.
Design Ideas for Lansing Island Homes
The Banana River sits west of the island, so riverfront backyards face the sunset. On lots this size, the pool can be one part of a larger outdoor plan rather than the whole backyard.
- West-facing vanishing edge. A vanishing edge pool that lines up with the river view, with the catch basin finished so it looks good from a boat.
- Raised spa for sunset. A champagne spa with perimeter overflow, set where the evening light falls across the water.
- Resort layout on an acre. A lagoon pool with a beach entry, sun shelf, grotto and fire features for families who entertain.
- Canal-side courtyard. For homes on the Grand Canal, a clean geometric pool with a knife edge, LED lighting and smart automation that ties into the house.
What a Lansing Island Pool Costs
Our published tiers:
- Foundation: $120,000 to $175,000
- Signature: $175,000 to $325,000, our most-built tier
- Monument: $325,000 to $1,000,000+
A pool and spa with a full deck on a canal lot commonly lands in Signature. Riverfront vanishing edges, lagoon layouts and larger outdoor plans often move into Monument. Replacing an older pool adds $8,000 to $20,000 for demolition. We build new pools and complete rip and replace rebuilds only, not resurfacing or repairs. See our pricing page for what each tier includes.
How a Lansing Island Project Runs
- Welcome call. We talk through the property, how you use the water and the dock, and your budget band.
- On-site design consultation. We walk the lot with your survey, look at the seawall and dock, and confirm whether Indian Harbour Beach or Satellite Beach reviews the permit.
- The Signature Experience. Custom 3D design, engineering coordination, the architectural review and city submittals, and construction under a dedicated project manager with real-time tracking, finishing with a walkthrough.
Lansing Island Pool FAQs
Which city issues pool permits on Lansing Island?
It depends on the parcel. Lansing Island addresses are listed in both Indian Harbour Beach and Satellite Beach, and each city has its own building department. We confirm the jurisdiction from the parcel record before design begins and prepare the permit package for the correct city, along with the community’s architectural review submittal.
Can a pool be built close to my seawall?
Often, but it takes planning. The pool and deck have to be designed so they do not overload the seawall, and the condition of the wall matters. We review the seawall during the site visit and coordinate engineering so the pool, deck and wall work together, while keeping clear access to your dock.
Does the Lansing Island architectural review committee need to approve my pool?
Plan on it. The community has an architectural review committee that oversees design. We prepare the submittal with a site plan, 3D renderings, materials and lighting, and we schedule it so association approval and the city permit review fit together without holding up construction.
How much does a pool on Lansing Island cost?
Most Lansing Island projects fall in our Signature tier ($175,000 to $325,000) or Monument tier ($325,000 and up). Riverfront vanishing edges and resort-style layouts on larger lots tend toward Monument. Replacing an existing pool adds $8,000 to $20,000 for demolition.
