The Sanctuary Pool Builder for Beachside Homes Under the Oaks

by Southern Pool Designs | Locations & Regional Expertise

Southern Pool Designs builds new custom pools and complete rip and replace rebuilds in The Sanctuary, the guard-gated beachside community with Indialantic addresses on Brevard County’s barrier island. Our Cocoa & Merritt Island office manages design, permitting and construction. Most projects in The Sanctuary land in our Signature tier ($175,000 to $325,000), with larger outdoor plans reaching Monument ($325,000 and up). Every project starts in our custom pool design studio, where you see the full design in 3D and know the cost before we break ground.

About The Sanctuary

The Sanctuary sits on the barrier island between the Melbourne and Eau Gallie causeways, west of A1A and a few blocks from the Atlantic. It is a private community of about 250 single-family homes on oak-lined private streets with underground utilities, behind a gate staffed around the clock. Residents share a clubhouse, community pool, tennis and pickleball courts and a playground, and the homeowners association bills dues quarterly.

Development began in the late 1980s and continued through the 1990s, and the median home here was built around 1989. Homes run from roughly 2,000 to 6,000 square feet.

Permits: City of Melbourne, Not Indialantic

Homes in The Sanctuary use Indialantic mailing addresses, but the community is part of the City of Melbourne rather than the Town of Indialantic. That matters for permitting: pool permits here go through the City of Melbourne’s Building Section, and the Town of Indialantic’s rules do not apply. We confirm the jurisdiction from the parcel record on every project and prepare the permit package for the right office.

We also check the association’s requirements for exterior work before design is final, and schedule around the gate for crew and delivery access.

Many Sanctuary Pools Are Due for a Rebuild

With most homes dating from the late 1980s and 1990s, many backyards in The Sanctuary still have an original pool that is 30 years old or more. Interiors have often been updated since, while the pool still reflects the original design.

We do not resurface or patch. Our rip and replace process removes the old pool and deck and builds a completely new one, with new structure, plumbing, equipment, lighting and automation. A rebuild is also the time to change the shape, add a spa or sun shelf, and connect the pool to a covered outdoor living area.

Site Conditions in The Sanctuary

  • Mature oaks. The canopy is a big part of the community’s character. We locate the pool, deck and equipment to limit impact on root zones, and plan for leaf drop with in-floor or automated cleaning and covered skimmers.
  • Barrier island ground. Beachside lots can have sandy soils and groundwater close to the surface. Our engineering coordination accounts for soil conditions and groundwater before the shell is designed.
  • Flood zone. We check the flood designation and elevation on your survey and place the equipment pad and electrical accordingly.
  • Salt air. Even a few blocks from the ocean, fixtures and equipment should be chosen for a coastal environment. See our guide to building a pool near the beach.

Design Ideas for Sanctuary Homes

  • Shaded courtyard pool. A geometric pool with a knife edge set among the oaks, with LED lighting for evenings.
  • Spa-forward layout. A raised champagne spa with perimeter overflow next to a covered seating area, for year-round use.
  • Family pool. Beach entry, a sun shelf and a water feature for homes with kids, sized to leave room for lawn.
  • Connected home. Smart automation for heating, lighting and cleaning, controlled from your phone.

What a Pool in The Sanctuary Costs

Our published tiers:

  • Foundation: $120,000 to $175,000
  • Signature: $175,000 to $325,000, our most-built tier
  • Monument: $325,000 to $1,000,000+

A rebuilt pool and spa with new decking commonly lands in Signature. Projects that add extensive outdoor living, specialty edges or a full backyard redesign can reach Monument. Removing the existing pool adds $8,000 to $20,000 for demolition. Our pricing page covers what each tier includes.

How a Sanctuary Project Runs

  • Welcome call. We learn about the home, the existing pool and how you want to use the backyard.
  • On-site design consultation. We review the survey, trees, drainage and the existing pool, and confirm City of Melbourne permitting and association requirements.
  • The Signature Experience. Custom 3D design, engineering coordination, association and permit submittals, demolition if needed, and construction under a dedicated project manager with real-time tracking, finishing with a walkthrough.

The Sanctuary Pool FAQs

Is The Sanctuary in Indialantic or Melbourne for permitting?

Homes have Indialantic mailing addresses, but The Sanctuary is part of the City of Melbourne, not the Town of Indialantic. Pool permits go through the City of Melbourne’s Building Section. We confirm jurisdiction from the parcel record and prepare the permit package and any association submittal for you.

Can you replace my original pool?

Yes. We remove the existing pool and deck and build a completely new pool, which is the right time to change the shape, add a spa and update lighting and automation. Demolition adds $8,000 to $20,000 to the tier price. We do not offer resurfacing or repair work.

Will the oak trees affect my pool?

They shape the design. We place the pool and equipment to limit impact on root zones, and we plan for leaf drop with automated or in-floor cleaning and well placed skimmers. We review the trees on site during the design consultation, before any layout is final.

How much does a pool cost in The Sanctuary?

Most projects fall in our Signature tier ($175,000 to $325,000). Larger backyard redesigns with outdoor living and specialty features can reach Monument ($325,000 and up). Replacing an existing pool adds $8,000 to $20,000 for demolition.
