Southern Pool Designs designs and builds custom pools for homes in Golden Oak, the gated residential community inside Walt Disney World Resort, working from our Lake Nona office. Golden Oak projects typically land in our Signature tier ($175,000 to $325,000) or Monument tier ($325,000 to $1,000,000+), with $8,000 to $20,000 added for demolition if an existing pool is being replaced. Every project starts in our custom pool design studio, where you see the full design in 3D and know the cost before we break ground.
How Golden Oak Is Different
Disney announced Golden Oak in 2010 on a footprint of about 980 acres, with almost half set aside as conservation, and the first homes were finished in 2011. It is a gated community of distinct neighborhoods, including Carolwood, Kimball Trace, Kingswell, Marceline, Silverbrook and Symphony Grove, plus the Four Seasons Private Residences, a 40-home project on a five-acre site beside Four Seasons Resort Orlando. Homeowners belong to the Golden Oak Club, whose Summerhouse clubhouse has its own pool, and residents can play the Four Seasons Golf and Sports Club course, the Tom Fazio design that opened as Osprey Ridge in 1992 and was relaunched as Tranquilo in 2014.
Who permits a Golden Oak pool
Many people assume the Disney district handles everything inside the resort. For Golden Oak, that is not a safe assumption. The subdivision was de-annexed from the Reedy Creek Improvement District (now the Central Florida Tourism Oversight District) before it was built, and its property owners are residents of unincorporated Orange County. That points pool permitting to Orange County rather than the district, and we confirm the correct office for your parcel during the welcome call, before any drawings are submitted.
Orange County’s pool permit asks for engineered construction plans, a dimensioned layout, a site plan, a lot grading and drainage plan, hydraulic and energy worksheets, and a signed safety affirmation. It also asks for site-specific engineering on water features, sheer descents, slides, grottos, bridges, rock formations and lazy rivers, which are exactly the features many Golden Oak families want. We build that engineering into the design phase.
Community standards come first
Golden Oak homes were built by a select group of custom builders under community standards, and exterior rules here are strict. Plan on review under the community’s governing documents for any pool, spa, cabana or hardscape change. We prepare that submittal from the same 3D design and engineering used for the permit, and we design to match the home’s established architecture rather than fight it.
Lots, Styles and What Fits Them
Disney’s original plan grouped homes into three lot sizes: village homes on up to a quarter acre, estate homes on about half an acre, and grand estate homes on up to three-quarters of an acre. Styles named in that plan include Tuscan, Spanish Revival, Venetian, Italianate, Dutch Colonial and Island Colonial, and most homes date from the 2010s.
- Quarter-acre village lots. Space is tight, so a courtyard pool, a raised spa with perimeter overflow and a compact sun shelf do more than a large freeform. See our champagne spa detail.
- Half-acre estate lots. Room for a full pool and spa, an outdoor kitchen and a cabana, laid out around the home’s main axis.
- Grand estate and preserve-facing lots. Larger homesites, such as those in Carolwood, which is surrounded by natural preserves, suit a long rectangular pool or a lagoon layout with a beach entry, grotto and waterfall. Browse our lagoon pools.
Design Ideas for Golden Oak Homes
- A water slide, grotto or rock waterfall engineered to county requirements, for families who want the resort experience at home.
- A beach or zero entry for small children and easy wading.
- Formal, European-inspired pools with stone coping and classical proportions on Tuscan and Italianate homes.
- Fire features and layered LED lighting for evenings outdoors.
- Smart automation so you can heat the spa, run lighting and check equipment from anywhere. See pool automation and smart technology.
What a Golden Oak Pool Costs
- Foundation: $120,000 to $175,000
- Signature: $175,000 to $325,000, our most-built tier
- Monument: $325,000 to $1,000,000+
Golden Oak projects typically land in our Signature and Monument tiers. The main cost drivers are engineered features such as slides, grottos and rock work, premium stone and tile chosen to match the home, outdoor kitchens and cabanas, and demolition ($8,000 to $20,000) if an existing pool is coming out. Our pricing page details each tier.
How a Golden Oak Project Runs
1. Welcome call. We confirm your neighborhood, the permitting office for your parcel, the community’s submittal requirements, and whether an existing pool stays or goes.
2. On-site design consultation. We meet at the home, study how you use the yard, and plan equipment placement and construction access with the community’s gate and rules in mind.
3. The Signature Experience. A paid design phase (here is why) produces your 3D design and engineering. We manage community review and the permit, then build under a dedicated project manager with real-time tracking and proactive updates, which helps if you split time between homes. We finish with a walkthrough.
Golden Oak Pool Questions
Does the Disney district issue Golden Oak pool permits?
Golden Oak was de-annexed from the Reedy Creek district before it was built, and its owners are residents of unincorporated Orange County, which points permitting to Orange County. We verify the permitting office for your specific parcel before submitting anything, and we pull the permit as a Florida Certified Pool Contractor (CPC1461548).
Do we need community approval as well as a permit?
Plan on it. Golden Oak keeps strict exterior standards under its governing documents, so a pool, spa or outdoor living project should go through community review along with the permit. We build that package from the same drawings so nothing conflicts.
Can you build a slide or grotto like the ones at the resorts?
Yes, within your lot, your community’s rules and the county’s engineering requirements. Slides, grottos, rock formations and waterfalls each need site-specific engineering in Orange County, and we coordinate it during design so the permit set is complete.
