Sea Colony Pool Builder for Oceanfront, Dune and Hammock Lots

by Southern Pool Designs | Locations & Regional Expertise

Southern Pool Designs designs and builds custom pools in Sea Colony, the gated oceanfront community on Anastasia Island with St. Augustine Beach addresses. Our St. Augustine office manages design, coastal permitting and construction from start to finish. Sea Colony projects typically land in our Signature tier ($175,000 to $325,000) and Monument tier ($325,000 and up). Every project starts in our custom pool design studio, where you see the full design in 3D and know the cost before we break ground.

About Sea Colony

Sea Colony sits just off A1A Beach Boulevard on Anastasia Island, with the Atlantic on its east side and the city’s Ocean Hammock Park along its northern edge. It is a community of roughly 220 single-family homes behind a manned security gate, with homes built from the early 2000s on. Residents share an oceanfront beach club, community pools, a clubhouse and four private dune walkovers, and boardwalks and footpaths run through the wooded sections. About a third of the land is kept as maritime hammock and oak woods, with lakes and a nature preserve.

The community is laid out in several lot types, and each one leads to a different kind of pool:

  • Oceanfront lots face the Atlantic directly. There are only a few of them, and they carry the most coastal regulation.
  • Dune lots sit close to the ocean, with wetland and ocean views.
  • Estate and wooded lots are set among the oaks, with more privacy and shade.
  • Cottage and villa lots are smaller, with rear alley access, where a compact pool and spa make the most of the space.

Oceanfront and Dune Lots: CCCL Rules

Oceanfront lots, and potentially some dune lots, are affected by Florida’s Coastal Construction Control Line (CCCL) program. If any part of the pool, deck or site work lands seaward of the line, the project needs a permit from the Florida Department of Environmental Protection in addition to the local building permit.

Under the state’s general permit criteria for pools at single-family homes seaward of the CCCL, the pool must sit landward of the 30-year erosion projection and must be either fully elevated above existing grade or built with its bottom no more than two feet below grade. Sandy soil dug out for the pool has to stay on site, seaward of the line, under and around the pool deck. In practice, that often means a raised pool, with deck levels, steps and sight lines from the house designed around it. We locate the line on your survey at the first site visit and design to it from the first sketch.

Sea turtle lighting

St. Johns County’s sea turtle nesting season runs May 1 through October 31, and beachfront properties are required to limit interior and exterior lighting that can disturb nesting turtles. For oceanfront and dune lots we plan pool, deck and landscape lighting that can be shielded, aimed away from the beach or switched off, and program the automation to match.

Permits and Jurisdiction

Sea Colony homes carry St. Augustine Beach addresses in St. Johns County. Before design starts we confirm from the parcel record whether the City of St. Augustine Beach or St. Johns County issues the building permit, and whether a state CCCL permit is also needed. We also check the homeowners association’s requirements for exterior work and prepare that submittal.

Gopher tortoises, a state-threatened species, live in the coastal hammock next to the community. The Florida Fish and Wildlife Conservation Commission requires a permit before work within 25 feet of a burrow, so we survey the work area early and build any required step into the schedule.

Design Ideas That Fit Sea Colony

  • Raised oceanfront pool. An elevated shell with a glass or stone edge facing the dunes, designed within the CCCL grade limits, with a vanishing edge where the site allows.
  • Dune lot spa terrace. A champagne spa with perimeter overflow and a compact pool positioned to catch the ocean breeze.
  • Hammock courtyard pool. For wooded and estate lots, a pool tucked among the oaks with a fire feature and LED lighting kept low.
  • Cottage lot plunge. A small, well-detailed pool and spa that fits a narrow lot with alley access.

Salt air and wind affect material choices on every lot here. Our guide to building a beach pool covers finishes, equipment and maintenance on the coast.

What a Sea Colony Pool Costs

Our published tiers:

  • Foundation: $120,000 to $175,000
  • Signature: $175,000 to $325,000, our most-built tier
  • Monument: $325,000 to $1,000,000+

Pools and spas on wooded, estate and cottage lots commonly fall in Signature. Oceanfront pools, with raised construction, coastal engineering and state permitting, often move into Monument. Replacing an existing pool adds $8,000 to $20,000 for demolition, and we build new pools and full rip and replace rebuilds only. See our pricing page for details.

How a Sea Colony Project Runs

  • Welcome call. We learn about your lot type, your goals and your budget band.
  • On-site design consultation. We review the survey, locate the CCCL if it applies, look for burrows and trees, and confirm the permitting office and association requirements.
  • The Signature Experience. Custom 3D design, engineering coordination, association, state and local submittals, and construction under a dedicated project manager with real-time tracking, finishing with a walkthrough.

Sea Colony Pool FAQs

Can I build a pool on an oceanfront lot in Sea Colony?

Often, yes. If the pool or deck sits seaward of the Coastal Construction Control Line, you need a Florida DEP permit as well as the local building permit. State criteria limit how far below grade the pool can sit and require excavated sand to stay on site, so many oceanfront pools are partly or fully raised.

Do sea turtle lighting rules affect my pool?

For beachfront homes, yes. Nesting season in St. Johns County runs May 1 through October 31, and beachfront properties must limit lighting that can disturb turtles. We design pool and landscape lighting that can be shielded or switched off, and set automation schedules to match the season.

Who issues the pool permit in Sea Colony?

Sea Colony has St. Augustine Beach addresses in St. Johns County. We confirm from the parcel record whether the City of St. Augustine Beach or St. Johns County handles the building permit, add a state CCCL permit when the site requires one, and prepare the association submittal.

How much does a pool in Sea Colony cost?

Most Sea Colony projects fall in our Signature tier ($175,000 to $325,000) or Monument tier ($325,000 and up). Oceanfront pools trend higher because of raised construction, coastal engineering and state permitting. Replacing an existing pool adds $8,000 to $20,000 for demolition.
